Why London landlords need an EICR
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations, private landlords must ensure electrical installations are inspected and tested by a qualified person at least every five years (or sooner if the report recommends it). Guidance is published by GOV.UK:
- Electrical safety standards in the private and social rented sectors (GOV.UK)
- The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
A satisfactory EICR shows the fixed wiring, consumer unit, circuits, and protective devices have been assessed against current standards. You should give a copy to tenants and keep it ready for local authority checks or new tenancies.
JFEM issues clear reports for houses, flats, HMOs, and small commercial lets across London, with a focus on North London stock managed from our Wood Green workshop.
BS 7671 Amendment 4: What London Landlords Need to Know
From 15 October 2026, BS 7671:2018+A4:2026 (Amendment 4) is the definitive British Standard for all electrical installation condition reports. The previous version has been withdrawn. Every periodic inspection carried out from this date forward must be assessed and certified against the Amendment 4 standard.
Already have a valid EICR? A report carried out before 15 October 2026 under the previous edition remains valid until the next inspection date shown on it. You do not need a new report just because the standard has changed. Your next inspection will be carried out to Amendment 4.
What has changed on the EICR form?
Amendment 4 updates the Wiring Regulations to reflect newer technology, including renewable energy and more complex installations, and comes with updated certificates and report forms. Every EICR JFEM carries out from 15 October 2026 is issued on the Amendment 4 report forms and schedules.
The 28-day statutory remedial deadline
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, obtaining your report is only part of the obligation:
- Satisfactory reports: You must provide a copy to existing tenants within 28 days of the inspection (and to any new tenant before occupancy).
- Unsatisfactory reports (C1, C2, or FI codes): You must have the further investigation or remedial work carried out within 28 days of the date of the inspection(or sooner if the report specifies a shorter period). The clock starts on the day of the inspection, not when you receive the report or approve a quote.
- Written confirmation: Once the work is complete, you need written confirmation from a qualified person that it has been carried out and the installation now meets the required standard. You must send that confirmation, with a copy of the original report, to your tenants and the local housing authority within 28 days of the work being completed. JFEM supplies the completion certificate and confirmation letter as soon as the work is signed off.
- Enforcement penalties: Local authorities can impose financial civil penalties of up to £30,000 for failing to complete required remedials within the 28-day window.
Because JFEM is an NICEIC Approved Contractor carrying out both testing and remedial work with our own qualified engineers, we send the remedial quote straight after the inspection, so as much of your 28 days as possible is left for the work itself. You avoid starting again with a second contractor while the clock is running.
What we check on an EICR
- Consumer unit / fuse board condition and RCD protection
- Fixed wiring, sockets, lighting circuits, and bonding
- Signs of overload, damage, or dangerous DIY work
- Coding of observations: C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended), FI (further investigation)
- Overall outcome: Satisfactory or Unsatisfactory, with a next-inspection date
You receive a full report you can file with your agent, portfolio software, or council if requested.
5-year compliance made simple
| Requirement | How JFEM helps |
|---|---|
| Inspect at least every 5 years | Diary reminders and portfolio booking for multiple units |
| Use a qualified person | NICEIC Approved Contractor No. 610089000 |
| Supply report to tenants | PDF report issued after inspection |
| Fix urgent defects | Remedial quotes and same-team repairs where possible |
| New tenancy / change of occupancy | Fast slots so move-ins are not delayed |
If your last EICR is approaching five years, or you have no report on file, book before the certificate lapses. Unsatisfactory reports with C1 or C2 items need prompt remedials; we quote and schedule those works so you are not chasing a second contractor.
Tenant and agent liaison (hands-off for you)
Landlords lose time chasing keys and missed appointments. Our landlord workflow is built to reduce that:
- You instruct us, address, number of bedrooms/circuits if known, agent details, preferred windows.
- We contact the tenant or agent, polite access requests, ID on arrival, flexible slots where possible.
- We handle keys, collection and return as agreed with you or the agent.
- We inspect and report, clear coding, photos where useful, plain-English summary for non-technical owners.
- We complete remedials, one team for testing and fixes, fewer site visits for tenants.
Ideal for busy private landlords, limited companies with small portfolios, and high-street or online letting agents who need reliable contractor cover in London.
Understanding £100 "same-day" EICR quotes
When you manage rentals in North London, you will see headline offers advertising EICR certificates from £100 with same-day turnaround. Before booking on price alone, check what that headline covers.
A thorough Electrical Installation Condition Report requires testing every accessible circuit, inspecting fixed wiring, checking consumer unit integrity, and logging test readings. Rushed or partial inspections often lead to surprise fees on site, missed compliance issues, or disputes with tenants.
Here is how JFEM handles your inspection:
- Transparent, fixed scope
We price by property size and circuit count upfront. You get a clear quote that covers full inspection and testing, not an entry-level fee that expands once we arrive. - Full tenant liaison and key handling
Landlords and letting agents lose the most time on access. We contact your tenant directly, arrange convenient booking slots, and collect or return keys via your agent. You do not need to attend site. - NICEIC Approved Contractor certification
Every report is completed under our NICEIC Approved Contractor registration (No. 610089000). Your report is fully valid for local authority licensing, insurance policies, mortgage lenders, and private rented sector compliance. - Realistic turnaround and plain-English reporting
We issue professional digital reports promptly following thorough on-site testing. If defects are found, observations are clearly coded (C1, C2, C3, FI) with plain explanations and photo records where helpful. - In-house remedial support
If your report shows C1 or C2 defects, you do not have to source a second contractor. JFEM quotes and completes necessary remedial works directly, bringing your installation back to satisfactory standard without delay.

Remedial works after an EICR
Unsatisfactory reports are common on older London properties. Typical remedials include:
- RCD / consumer unit upgrades
- Earthing and bonding corrections
- Damaged socket or switch replacements
- Circuit identification and labelling
- Smoke/heat alarm circuit issues where part of the fixed installation scope
We prioritise C1 and C2 items so you can move back to a satisfactory status. C3 recommendations are optional improvements we can plan into planned maintenance.

FAQ
Why do some companies advertise EICRs from £100?
Introductory rates of £100 often apply only to studio flats or very small installations with minimal circuits. They frequently exclude travel, administrative fees, or detailed reporting. For HMOs, family homes, or older North London properties, a legitimate inspection takes several hours of testing to complete properly under BS 7671 standards.
What is an EICR certificate?
An Electrical Installation Condition Report is a formal inspection and test of the fixed electrical installation in a property. It records the condition of wiring and protective devices and states whether the installation is satisfactory for continued use.
How often do London landlords need an EICR?
At least every five years, or sooner if the previous report sets an earlier date. New tenancies and local authority requests also mean you should be able to produce a current report. See GOV.UK guidance.
Who can carry out an EICR in England?
A qualified person, as defined in the regulations. JFEM is an NICEIC Approved Contractor (No. 610089000).
Do I need to give the EICR to my tenants?
Yes. Landlords should supply a copy of the report to tenants. Keep your own copy for agents, insurers, and enforcement checks.
What happens if the EICR is unsatisfactory?
C1 and C2 observations require remedial action. JFEM can quote and complete many remedials so you are not left coordinating separate trades.
Can you deal with tenants and agents directly?
Yes. We arrange access, handle keys by agreement, and keep landlords or agents updated so portfolio managers spend less time on logistics.
How long does an EICR take?
Most flats and smaller houses are completed in a single visit. Larger properties, HMOs, or complex boards may need longer. We confirm timing when we book.
Do you cover all of London?
We are based in Wood Green (N22) and cover North London heavily, with Greater London appointments by arrangement. Call 020 7101 4074 with the postcode to confirm.
What is the difference between an EICR and an Electrical Installation Certificate?
An Electrical Installation Certificate covers new installation work. An EICR is a condition report on an existing installation. Landlords typically need a periodic EICR under the private rented sector rules.
How do I book an EICR certificate in London with JFEM?
Call 020 7101 4074 or email info@jfemservices.uk with the property address and access details.
Does an EICR issued after 15 October 2026 have to be Amendment 4?
Yes. From 15 October 2026 the previous editions were withdrawn and BS 7671:2018+A4:2026 (Amendment 4) is the current standard, so new inspections are carried out and reported to it. Reports completed before that date under the previous edition remain valid until their recommended next inspection date.
What is the 28-day rule for landlord electrical remedials?
If your rental property EICR comes back with C1 (danger present), C2 (potentially dangerous), or FI (further investigation required) observations, the private rented sector regulations give you a maximum of 28 days from the date of the inspection to complete the remedial work. JFEM quotes and carries out remedial works directly to ensure you meet this deadline and receive compliant sign-off documentation.
